COMMISSIONER BIGELOW WAS ABSENT FOR THE ENTIRE MEETING.
The Chairman called the meeting to order at 9:30 a.m.

CASE NUMBER: DCI2010-00027
NAME: GULF SEAFOOD CPD
REQUEST: Rezone 0.32 acres from Agriculture (AG-2) and Community Commercial (CC) to
Commercial Planned Development (CPD), to allow a fish market/retail sales, a
caretaker’s residence and associated parking. No blasting is requested. Maximum
height is 25 feet/1 story. This development will not connect to existing potable water
and sanitary sewer but continue to use the existing on-site septic tank.
LOCATION: Property is located at 16980 McGregor Boulevard, Iona/McGregor Planning
Community, Lee County, Florida.

Community Development Principal Planner Alvin “Chip” Block reviewed the request; noted that Staff and Hearing
Examiner (HE) both recommended approval with conditions; and requested the Board, as part of any motion to
approve the request, include the following change to
Condition 4
(on file in the Minutes Office) which the Staff and
the applicant have agreed to. He further noted there were three Participants of Record. Commissioner Manning
moved the item. Following brief comments by Commissioner Judah, the Chairman called for public comments;
however, no one came forward. Commissioner Hall seconded the motion, called and carried with Commissioner
Bigelow absent.
RESOLUTION NO. Z-11-004
EXTRA ITEMS FOR DISCUSSION:
At this time Commissioner Judah requested discussion on two items as he would not be present at next Tuesday’s
meeting. Attorney Hunt advised that items could be discussed, but no action could be taken.
Commissioner Judah referred to an application submitted to the Department of Environmental Protection by the City
of Cape Coral. Commissioner Manning, as the District Commissioner, asked that Commissioners Hall and Judah
provide their opinions in writing for later discussion.
Commissioner Judah noted that the Fort Myers Beach Council would be moving forward with the naming of a park
and asked that the Board offer a recommendation. The Board concurred there was no urgency on this issue.
The Chairman adjourned the meeting at 9:36 a.m.
