The Chairman called the meeting to order at 9:30 a.m.

CASE NUMBER: DCI2014-00030
REQUEST: Rezone 58.85± acres from Mixed-Use Planned Development (MPD) to
Residential Planned Development (RPD) to allow 170 residential single-
family and/or two-family attached dwelling units with a maximum building
height of 35 feet. The proposed development will connect to public potable
water and sanitary sewer services. Blasting is not requested.
LOCATION: Property is located at 15560 and 15650 Bass Road, Iona/McGregor Planning
Community,
Lee County,
Florida.

Tony Palermo reviewed the request, stated that both Staff and the Hearing
Examiner (HE) recommended approval with conditions and five (5) deviations, and noted that there were seven (7)
Participants of Record. Attorney
Neale Montgomery of Pavese Law Firm representing the applicant, provided a
brief presentation and stated that she would respond to questions if there were any. The Chairman called on the
Participants of Record, and the following citizen came forward:

Montgomery responded to the participant’s concerns on traffic and setbacks, clarifying that with the
rezoning there will be less traffic, and landscape buffering was provided even if it was not required. Commissioner
Manning moved approval, seconded by Commissioner Pendergrass, called and carried, with Commissioner Mann
absent.
